Cleaning up after any type of water damageis quite the chore. It does not matter whether you’re talking about a residential or commercial water disaster, the situation is never ideal. Thankfully, a local restoration company – available 24/7 – can help alleviate the problem. However, most want to know if there is a difference between residential and commercial water damage restoration. Well, the process remains the same. However, the damage does not. With a commercial property, the damage is often far more expensive. The systems in a commercial property, including the materials used, are usually more complex and costly to replace.

Types of Water Damage

One of the primary factors of the water damage restoration process is determining what type of water is affecting the property. You see, not all water damage is equal. Some, like clean water damage, is easy to clean and less expensive to deal with. Then, you have black water damage, which is the worst of all and is expensive and messy to manage.

  • Clean Water Damage – The least harmful of all three water damage types, clean water is generally caused by a broken freshwater pipe or rainwater.
  • Gray Water Damage – Gray water damage is slightly contaminated and requires safety precautions in place to protect against the grime and bacteria. Typically, gray water stems from an overflowing toilet, appliance, or aquarium.
  • Black Water Damage – The worst of all three types of water damage, black water is highly contaminated and even deadly in some cases. The groundwater flooding or sewage water that makes up black water damage contain chemicals, bacteria, viruses, and parasites.

Commercial Water Damage Cleanup

Once the source of the water damage has been dealt with, it’s time to begin cleaning the office items. In some cases, materials and furniture will need to be replaced entirely. The majority of commercial items include furniture, electronics, and paper products.

  • Any affected fabric furniture, such as a couch or office chair, will require dry cleaning. Wooden furniture can typically be restored, sanded, and refinished – it depends on the extent of the damage to either type.
  • For paper products, you can dry documents, binders, and books use a dehumidifier. However, most will likely need to be thrown away.
  • With electronics, air drying and dehumidifiers are crucial in the cleanup process. Many types of electronics cannot handle a lot of water damage, though. They will short circuit or corrode quickly.
